Shared spaces and stair lighting
We are responsible for carrying out repairs so that your home is wind and water tight. If there is an issue outside your home, in the stair or shared areas we can only help to make this safe.
This is because all owners share responsibility to maintain these areas and need to pay their share.
Owners must all agree to have a repair carried out. Any owner can lead this process but they must engage with the other owners to get permission to proceed.
The Council is currently developing a process for dealing with these requests and recovering funds from private owners. If we do not do this then the Council loses valuable funds that support our repair service for Council tenants.

We will only provide a repair and maintenance service to stair lighting in blocks where we own properties.
We no longer maintain stair lighting in blocks where all properties are privately owned. Owners in these blocks have a legal responsibility to make sure the common stair lighting is working and does not present a health and safety hazard. To comply with this legal responsibility, all owners within a block must put in place alternative repair and maintenance arrangements. This can be done by appointing a factor or company to carry out the repair and maintenance of stair lighting in their blocks. You can find information on on the Shelter Scotland website. Information on competent traders who have been fully vetted by our Trading Standards team, can be found on the website.
